Q. I purchased a house with a detached garage. I want to heat the garage but the roof does not have any ice or water shield on it. What can I do without tearing up the roof?

A. Hi Ryan, This is a great question -- the weight of melted snow can cause extensive damage, even crushing the roof. Once you heat the detached garage, heat can escape through the roof, melting the snow or ice. The trick is to prevent heat from escaping through the roof. Make sure that you have at least six inches of insulation to retain as much heat as possible. As important as the right amount of insulation is proper venting: this allows air circulation between the insulation and the roof, keeping the roof surface temperature close to the outside temperature, and thereby avoiding ice and snow melt and the damages that could cause.

A. Hi Marlene, Absolutely yes! You'll be creating an air-tight -- or "unvented" -- insulation, which works very well with a cathedral ceiling.
 
Q. My roof is sagging, how do I fix it?

A. The rafter might be cracked or the plywood might be too thin. You need to find out what the cause of the problem is by bringing out a roofing expert to conduct an on-site assessment.

I live in a 100 year old home with no insulation near Rochester, NY. I have two vastly different price quotes for insulation and air sealing the home (including sealing the rimjoists). The attic is used for storage and could be converted to living space as it has a great floor. This means that I am looking at insulating the underside of the roof as well as the gable ends. One contractor will NOT use closed cell foam because he says it will not handle the expansion and contraction without cracking. The other contractor will not use open cell foam because they say it does not really air seal the space. HELP! I am looking for a 3rd party to help me understand things.
